What is happening in Sunny Isles Beach and Aventura for 33160 zip code?
Let me reproduce a conversation I recently had with a customer.
C: Is the South Florida Real Estate market coming back to its golden years?
AF: I am not sure that there’s a come back. In my opinion, both in work and in life, there’s no going back. Yes, we are seeing a rebound but under different conditions and with a lot of experience. … I see a different real estate market.
C: In what sense?
AF: Buyers have become more cautious, are more informed, and less naive; and Banks have stricter guidelines and they seem to be doing their homework when it comes to giving loans. As for Sellers? Well they now know the difference between the value and the market price of their properties. They also know that if they want to sell their properties they have to hire a local Realtor that has the tools and the experience MARKET, SELL and NEGOTIATE their deal.
C: What happened in your profession?
AF: To Realtors? …. well Realtors are a different breed! and I am one of them. We have also experienced very harsh times; and those of us who have survived the real estate bubble, have understood that in order to be successful and strive in our profession we could no longer be “order takers”. We had to tackle our industry differently. We had to educate ourselves, learn state-of-the-art technology, manage social media the way we manage our real relationships and more. I’ve learnt that it was not about networking but about building meaningful relationships.
We have to be on the alert for market trends, it’s no longer about selling but more about marketing, local knowledge, social media and experience, then the sale will come naturally…. in summary we have to know what we are talking about and lead our buyers and sellers through a smooth and solid process.
So, now back to business, let see what is going on in outside our window … (an Al Rocker kind of introduction)
What happened to the Sunny Isles condo inventory between 2009 and 2010?
The following chart actually applies to Sunny Isles Beach (sorry for the misprint!). In April of 2009 we had over 2250 condos for sale as compared to a little under 1550 in March 2010. And there was also a deep decline between January 2011 and March 2011. What does this mean?
Increased number of sales and less inventory as compared to the past 2 years …the Market is shifting more towards the Seller’s side.
How long did it take to sell a condo on Average?
From a peak of over 340 days in April 2010 we went down to 250 days on average in March 2011. What does this mean? Buyers are out there making offers. And, because prices have come down significantly, more offers are now turning into successful sales
How much is the median price per Sqft for Condos in Sunny Isles, 33160?
Aren’t you surprised to see what you are seeing in the chart below? Well, let me make a point here. This information was gathered for ALL condo price levels; and prices went from $355/Sq ft in January 2010 to somewhat in the $260+/Sq ft range in March 2011 on average for ALL quartiles. If you are looking at a luxury condominium you will then have to be more specific.
