It is hard to write about our own accomplishments. So this post is not the easiest one for me to write. But I do feel comfortable sharing with you this information. It is easy to state that sales are going up and inventory down. And it will be much easier for you to see it clearly in the graph I include in this post.

As I might have told you in an earlier post. The Point is  a luxury waterfront community of 5 towers overlooking the Intracoastal Waterways, the Ocean and Waterways Marina. A development well  known for its great amenities, state of the art spa and tennis courts located walking distance to the Waterways restaurants and shoppes.

Let’s take a look at the graph above to understand what is happening in this luxury waterfront development. In the past months the MLS reported 5 sales. And I was glad to realize that the residence that sold at the highest price per Square foot was my listing. I successfully marketed and sold this magnificent residence at $279.47 per Sq.Ft.

When it comes to selling or purchasing real estate there’s several factors you have to take into account. Pricing is really important and Sellers have to be in touch with reality by being aware of what is happening right now.

As I am getting ready for a new listing appointment I am again checking recent sales, inventory and listing price vs. sold price difference. These are some of the numbers my sellers want to know.

Average Price Per Square Foot in the Aventura area including Porto Vita, Hamptons, The Point, Turnberry Towers among others …

Do you have plans for this coming 4th of July?

The City of Aventura issued a press release regarding the activities in the City of Excellence. I’ve been a resident of this City for the past 10 years and unless I was out of town I have not missed this spectacular show. I’ve seen the fireworks from the roof top of the Delvista Towers, the South Tower at the Point, from Mystic Point (thank you Patricia!) and from Porto Vita. This year, I have not yet planned where I will witness them from but I will not miss this fabulous display!!!

The City of Aventura proudly announces its 16th annual Independence Day fireworks celebration.
