Skeptics kept saying that Hollywood Beach was going to remain the way it was. A town with just a number of high-rises and several hotels and motels that attracted snow-birds.

Well, South Florida market is changing and change is coming to Hollywood Beach too.

With the first luxury high rises built between 2006 and 2008 including Diplomat Ocean Residences and Ocean Palms, Hollywood Beach set sail to a new horizon.

Now, that Trump Hollywood  has sold out and resales are becoming the new reality (my buyers are thrilled to close this week and start decorating their unbelievably spacious residence above the 37th floor), Hollywood Beach is getting ready for a new phase and prices show this reality.

El Precio Medio de lista para condominios a la venta en Aventura, 33180 es de $340,000

El Indice de Accion del Mercado en Aventura, Florida en los ultimos dias ha registrado bajas, mientras que el inventario y los dias de propiedades a la venta en el mercado han incrementado,  lo cual se traduce en un mercado debil.


El indice de Accion de Mercado responde a la pregunta Como esta el Mercado? Se calcula dividiendo la tasa de venta actual VS el inventario de propiedades a la venta en Aventura en el momento. Un indice superior a 30 indica un mercado Vender, un indice inferior a 30 indica un Mercado Comprador


El nivel de demanda de condos a la venta en Aventura se ha enfriado y se mantiene relativamente bajo en relacion con el inventario disponible. Es un Mercado Comprador y los precios continuan en baja. Hay que ver un cambio persistente en la Accion del Mercado antes de que los precios alcancen un “plateau” o comiencen a subir nuevamente.


En esta semana vemos que los precios han bajado, se mantienen debiles en comparacion con sus niveles mas altos.

For Aventura  andSunny Isles Beach -  between $1,000,000 and $1,500,0000 – there are 173 condos for sale, 7 pending sale and 17 condos were sold in the past 90 days.

 The Average date in the market for these condos were 208 days.

The List / Sale Price Ratio  indicates that Sellers are reducing their asking price between 8% to 15% of their asking price on average

The Market Action Index indicates that this remains a strong Buyer’s Market with great opportunities to choose from.

Again this week, in Sunny Isles and Aventura we have seen a downward notch for prices. Pricing has been weak for the past weeks. Demand level are relatively to the high inventory.

Hollywood, Florida 33019 – Conominium Market Report for June 2009

Prices for condominiums in Hollywood, Florida continue to climb again this week.

We are a long way from historical market high-point for Hollywood condominiums.

The good news for buyers is that the condo market in Hollywood (zip code 30019) is currently quite strongly in the Buyers’ zone. Meaning that this is the right time to purchase. With these numbers buyers should find ample choice.


Home sales have been exceeding new inventory for several weeks. As supply and demand continues the market moves in the Seller’s zone and we are likely to see upward pressure in pricing. If you are looking to buy a waterfront condominium in Hollywood Beach, start now before the market shifts and prices start climbing back again.
