Sunny Isles Real Estate Market Report for February 2011

How was the real estate market in Sunny Isles, Fl 33160 for the past month?

As a South Florida resident I am concerned about the recent  reports regarding a slowdown in Pending Sales and a double dip crisis; so I decided to do my own research and find out what happens in our specific market because … isn’t real estate all about LOCATION, LOCATION, LOCATION …. let me say it differently,  isn’t real estate local?

What happened with the median Price of condos in Sunny Isles?

As we can see in the previous chart, after it took a plunge in September 2010, the median price has been rising with some ups and downs in between.

What is going on with  Sunny Isles Inventory?

Do you see what I see? A sharp decline in the number of condos for sale in Sunny Isles. Do you want me to translate this? OK. I will. This means MORE demand, MORE sales, LESS  number of condos for sale, ERGO … prices tend to get more stable and stop declining.

Do we still have to listen to general information regarding the condition of the Real Estate Market? I guess the answer is obvious.

And we can even be more specific and focus on each development like the ones I service the most including Turnberry Ocean Colony, Jade Ocean and Jade Beach, Ocean II, III and IV, Pinnacle and several other luxury waterfront estates in Bal Harbour and Sunny Isles.

Cuántos condominios se vendieron en Sunny Isles en los ultimos 6o dias?

El mercado de condominios de lujo en Sunny Isles esta experimentando mas actividad. En los últimos 60 días se vendieron 13 condominios en la playa dentro del rango de $750.000 hasta $2.000.00

En el cuadro siguiente podemos observar:

  • Una disminución en el tiempo de venta promedio a 152 dias;
  • Una diferencia entre el precio de lista y el precio de venta promedio del -8%

En este otro cuadro podemos ver la actividad total para las propiedades de lujo superiores a los $700.000 en la zona de la playa de Sunny Isles.

Estos datos son optimistas para los vendedores ya que se observa un incremento constante en la media de los precios de venta y  una diminución en el tiempo que lleva vender un condo en la zona de Sunny Isles Beach.

Well over 10 years have passed since and the Community Recreation Center has grown so much!
