<p>Con el acceso inmediato al  Internet, lo primero que como vendedor uno suele hacer es mirar en internet y en sites como Zillow cuanto es el valor de &#8220;mi condo&#8221;. Y para ello, muchas veces miran los precios de los condos similares que se han vendido. Aqui es donde comenzamos a recabar informacion que en definitiva se nos va a jugar &#8220;en contra&#8221;.</p>

<p>Si quiero vender mi condo  es importante ver la actividad actual (si actual no cuando yo lo compre)  y mas importante es ver:</p>
<p><strong>a. Cuantas unidades se vendieron en los ultimos 3-6 meses</strong></p>
<p><strong>b. A que precio se vendieron y, de ser posible, que circunstancias  se vendieron dichas propiedades</strong></p>
<p><strong>c. Cuanto tiempo llevo venderlas</strong></p>
<p>Con esa informacion puedo determinar cual es el precio de mercado de mi propiedad HOY y a partir de ella puedo desarrollar una estrategia de venta con mi Realtor basada en mis necesidades.</p>
<p>Cuales son mis necesidades? Principalmente, es una y se resume en mi &#8220;<em>timing</em>&#8221; el tiempo en que quiero venderla.</p>

<p style="text-align: left;">En <strong>Peninsula I </strong>las unidades cerraron un promedio de  4.5% vs 7.5 %  por debajo del precio de lista</p>
<p style="text-align: left;">En <strong>Peninsula II </strong>las unidades cerraron un promedio de 9% vs  5%  por debajo del precio de lista.</p>
<p style="text-align: left;">En <strong>Porto Vita </strong>la unidades cerraron en promedio un 15.2% vs 17% por debajo del precio de lista.</p>
<p style="text-align: left;">
<p style="text-align: left;">Cuando trabajo con mis vendedores y compradores utilizo esta informacion y otras herramientas para llegar a una operacion exitosa.</p>
<p style="text-align: left;">Ahora,  estos números les permitiran al menos tener una idea cierta de lo que esta sucediendo hoy en el mercado de los condominios de lujo sobre el agua en Aventura.</p>

<li>Mas demanda?<strong>Si</strong></li>
<li>Mas poder de Negociacion?<strong> Si.</strong></li>

<li>Mas estable<strong>? Si. </strong></li>

<p><span style="color: #333399"> </span><img class="alignright" style="border: 0px none" src="http://floridagoldcoast.com/countryclubdr.jpg" alt="" width="NaN" height="NaN" />The Fairmont in Aventura held a great golf tournament for members and their guests. It was a great time to enjoy with friends and play a great round of golf at one of South Florida&#8217;s most beautiful golf courses. The Fairmont hosted the LPGA Tour a few years ago.</p>
<p>I spent a great time with friends and we even came third!</p>
<p>They were all amazing, service was great, food was excellent and the golf course magnificent.</p>
<p>Hopefully, next year they will host this event twice, I am already looking forward to another day of fun, golf and friends!!!!</p>

<p>As per the Developer, after a drastic price reduction, sales have jumped and the number of buyers visiting the development has increased considerably. The developer has undertook the commitment to redo the units that had <a id="aptureLink_cfV9ZXmDfb" href="http://en.wikipedia.org/wiki/2009%20Chinese%20drywall%20controversy">Chinese Drywall</a> and delivers them clean and decorator ready.</p>

<p><span style="color: #000000">I am sure that as a resident of Peninsula you sometimes wonder what is going on in your building. What about <a id="aptureLink_mfFt6BH1Kg" href="http://en.wikipedia.org/wiki/Short%20sale%20%28real%20estate%29">short sales</a>? &#8221; I am under water and I am considering applying for a <a id="aptureLink_5D5tG6MkEe" href="http://en.wikipedia.org/wiki/Loan%20modification">loan modification</a>&#8220;.</span></p>

<li>6 closed (Just one Foreclosure or REO)</li>
<li>4 are pending closing (2 Short Sales)</li>
</ul>
<p>The average price per Square Foot is $237, with an average day on the market of 106 days.</p>

<p>We see an improvement in market activity for Aventura Real Estate in General &#8211; reduction in days on the market, reduction in inventory &#8211; and especially for Peninsula. With respect to loan modifications some Banks are more willing to work with their borrowers and I have already heard of successful negotiations.</p>
<p>Moreover, in the short sales arena there&#8217;s new guidelines which make the entire process more accessible to all parties and easier to navigate.</p>
