4TH OF JULY EVENTS AT GULFSTREAM PARK

Where Can you See the 4th of July Fireworks if you are nearby Aventura or Hallandale Beach?

This 4th of July neighbors of Miami-Dade and Broward counties can see the fireworks from many different locations. As I mentioned in an earlier post, the City of Aventura is celebrating with Fireworks from the Fairmont Hotel and Golf Resort located in the famous Country Club Dr. across from the Aventura Mall.

If we drive a few minutes North on Biscayne Blvd., we will see the now renovated Village at Gulfstream Park. on the Fourth of July, there will be plenty of activities for the children and the young at heart alike. And at 9:00pm the Fireworks will light up the sky

CITY OF AVENTURA – Current Real Estate Market Trends

What happened in the past few weeks in the City of Aventura, our City of Excellence?

Our green friendly City, is showing steady signs of recovery.

 

Numbers can tell as you will see it in the following charts:

 

Condominiums and townhomes in 33180 and 33160 zip codes continue to being sold at a fast pace, and we see clear signs of reduction in the inventory. This means that when we have less properties to sell, prices tend to stabilize as there’s increase demand over supply.

As compared with last year there’s a 22% reduction in inventory

  The Chart below is very clear  and there’s not much to say. More properties are sold every day and the time they remain on the market continues to shrink.

Do you have plans for this coming 4th of July?

The City of Aventura issued a press release regarding the activities in the City of Excellence. I’ve been a resident of this City for the past 10 years and unless I was out of town I have not missed this spectacular show. I’ve seen the fireworks from the roof top of the Delvista Towers, the South Tower at the Point, from Mystic Point (thank you Patricia!) and from Porto Vita. This year, I have not yet planned where I will witness them from but I will not miss this fabulous display!!!

The City of Aventura proudly announces its 16th annual Independence Day fireworks celebration.

When: promptly at 9pm on Monday, July 4th, 2011

Where: around any location along Country Club Drives.

Rain Date for the fireworks will be Tuesday July 5th, 2011 at 9 PM.

How many town-homes sold in Harbor Islands?

The chart above reflects the time it took to sell a townhome in Harbor Islands.  We see a drastic reduction from 526 days for the sale that took place in August 2010 to 196 days for the sale of another town-home in the month of April 2010. Now, there’s three pending sales (see chart below) in the Harbor Islands community. The average sold price vs. list price ranges between 85% to 88%

The main attraction of Harbor Islands is its location close to great tourist and local’s attractions like the Gulfstream Village, the Diplomat Golf and Resort, Josh’s Organic Market and the Aventura Mall.

I’m going to rate this community as “healthy.”  A “normal” market is considered to be approximately 10% of the total number of units in the community could be on the market for sale at any given time. Well, Harbor Islands’ town-homes number runs below this percentage.

Main attractions:

• It’s the only newer town-homes and single family community with Marina in the Three Island area
• It is on the water or bay
• The buyer profile for a Hollywood/Hallandale Beach areas wants new, gated and with great accessibility.  They are not necessarily looking for “deals”

With all that being said, I think Harbor Islands is the BEST value and choice   to be in this neighborhood.  Harbor Islands is known for its excellent floor plans and design.

Things You Need to Know about the City of Aventura

The City of Excellence that’s how we all know the City of Aventura.

 

 

 This flourishing neighborhood inhabited by young families, professionals  and retirees attracts the attention both of locals and visitors. It is centrally located between the 2 major airports and close to highways.

The Aventura Mall and other renown shopping attractions make this city a magnet when it comes to shopping. People come all over to visit Aventura Mall, Loehmann’s Fashion Island, The Shoppes at Waterways and other shopping centers.

Aventura’s landscaping is breathtaking and was named “Tree City USA” by the National Arbor Foundation. It also has its own Aventura Police Department and has one of the lowest crime rates in Miami-Dade County.

 

Aventura’s Public Charter school (K through 8^th grade), was opened in 2003 and already has an “A” rating. The Waterways has opened another Charter school for K through 9^th grade.
