Market Report – Trump Hollywood, Florida – Sold Out

Do you have a favorite Beach or Restaurant or Town?

I guess most people do. They have a list of their favorite places to visit, condos to purchase, beaches to sunbathe. Well, as a Realtor it is sometimes difficult not to be bias, especially when it comes to selling luxury condominiums on the Beach. And I might recognize that whenever someone asks me about Trump Hollywood I cannot help but hint my biased opinion. Trump Hollywood occupies a special place in my list of luxury condominiums in South Florida.

This week I was there wrapping up a deal with my Buyers. And they were not surprised when they heard that the entire building has “sold out” and that new owners are already working on decorating and moving into these incredible residences.

In the meantime there’s a lot happening in Hollywood. So, why don’t we go ahead and take a look at what numbers have to say …

 

The charts above are a clear picture of what happened to Median Prices and Inventory of condominiums in Hollywood for the past 4 years. These Charts are based on inventory and sales of condominiums in the Top Quartile.

Real Estate sales continue demand from foreign and local buyers has increased. In the $1,000,000 + price range, sales activity has recently picked up and buyers from all over the world are buying their spot in this part of the South Florida coast.

In Hollywood there’s only 39 residences over $1,000,000 for sale.

The highest priced residence for sale is a Penthouse at 2711 S Ocean Dr. Trump Hollywood,  asking $7,259,000 / $813/SF.

Renaissance on the Ocean has one Penthouse for sale, asking $6,850,000 / $943/SF

And the Diplomat Ocean Residences is offering one residence at $3,950,000 / $735/SF

Closed and Pending Sales for the past 90 days, as per the Multiple Listing Report, amounted to 16 residences at an average of $426/SF

Bottom line: Hollywood is no longer that fringe of motels and vacation rentals. Hollywood is sought after for its new looks, lifestyle and new constructions. Inventory is running out and smart buyers are betting on it.
