Inventario total de Condominios en Brickell, Fl 33131

Que más claro que este cuadro donde vemos la caida  dramática del inventario de condos a la venta en Brickell. La demanda ha crecido y ya vemos desarrolladores preparándose para lanzar nuevos proyectos.

Precio Medio para los Condominios en Brickell

 

Podemos ver la suba del precio por pie cuadrado de $360 el pie cuadrado en diciembre de 2010, a un promedio de $400 el pie cuadrado en noviembre de 2011 para condos en el rango superior de precios a partir de los $350,000 en edificios de lujo.

Condominios como Icon Brickell, The Plaza, Mint, Latitude, Brickell on the River muestran una caida significativa en el numero de residencias a la venta. La temporada alta ya comenzó en Miami, al menos para mi antes de tiempo! Y extraño filmar mis video-blogs desde mi automóvil llevando a Uds las últimas novedades sobre el mercado de bienes raíces en Miami. Por ello, al menos hoy, voy a ponerlos al tanto de lo que sucede en Sunny Isles.

 

Precios Medios para el Codigo Postal 33160 en Sunny Isles y Aventura

Este informe incluye edificios como Turnberry Ocean Colony, Aqualina, Jade Ocean, Jade Beach y Trump

Ventas entre Octubre y Noviembre de 2011

• Precio Promedio de Venta $4800 el metro cuadrado
• Precio Maximo de Venta $8100 el metro cuadrado
• Precio Minimo de Venta $3000 el metro cuadrado
• Diferencia promedio entre el precio de compra y precio de lista -8%
• Cantidad de condominios de mas de $500.000 vendidos en este periodo 24

Ventas entre Octubre y Noviembre de 2010

• Precio Promedio de Venta $4000 el metro cuadrado
• Precio Maximo de Venta $6700 el metro cuadrado
• Precio Minimo de Venta $2800 el metro cuadrado
• Diferencia promedio entre el precio de compra y precio de lista -9%
• Cantidad de condominios de mas de $500.000 vendidos en este periodo 22

Mucha gente me dice que la situacion esta peor. Si mal no leo los numeros mas arriba me estan diciendo lo contrario. Como suelo insistir con esta información Ud. está en posición de sacar sus propias conclusiones …

Aventura – Sunny Isles Real Estate Mid Year Luxury Market Report

What has happened to Aventura’s Luxury Condominiums over $750,000 during the First Quarter (Q1) of 2011?

One tasks I was requested to tackle after I joined ONE Sotheby’s International Realty was to compare what  happened to the Aventura luxury condo market between 2008 – 2011. Although I already knew that this has been a great year, I did not realize how good it had been  until I put together the information I am about to share with you. And I am sure that from here we can only go in one direction … forward (meaning more sales and a more stable market).

AVERAGE DAYS ON THE MARKET (DOM)

I am looking at the chart above and I am happy to see that the Average Days on the Market (DOM) for luxury Condominiums in the City of Aventura has gone down by 28%. This means that in the First Quarter of 2011 it took 140 days to sell a condominium in Aventura as compared to 194 days in the first quarter of 2008.

For this Blog I took into account the following condominiums:

Porto Vita
Peninsula
Bella Mare
Atlantic I, II and III
One Island Place
Hamptons South

SUPPLY AND DEMAND

There’s a similar behavior in the number of condos for Sale in Aventura. In the First Quarter of 2008 we had 481 condos for sale above $700,000 as compared to only 276 in the First Quarter of 2011.

And the numbers of sold condos doubled from 11 in Q1 of 2008 to 22 in Q1 of 2011.

Lately the Aventura Luxury Condominium market became a cash market with just a few conventional mortgages and some short sales and foreclosures every now and then but they were exceptional in this price range.

As of the date I am posting this blog the most expensive condominium for sale is the PH-01 at Porto Vita offered at $12,000,000 with its own private terrace and pool overlooking Golden Beach, the Intracoastal Waterways and the Ocean. It is evident that Porto Vita is the most expensive condominium in Aventura.

And the last reported sale was also in Porto Vita! The 3 bedroom 5 bath condominium on the 20th floor with 3374 sq.ft  offered at $2,450,000.

So, this blog post is telling us that it is taking less time to sell a luxury condominium, that we have a lower inventory and more

GOLF at the Turnberry Fairmont Resort in Aventura

The Fairmont Golf Resort in Aventura, Fl 33180

The Fairmont in Aventura held a great golf tournament for members and their guests. It was a great time to enjoy with friends and play a great round of golf at one of South Florida’s most beautiful golf courses. The Fairmont hosted the LPGA Tour a few years ago.

I spent a great time with friends and we even came third!

They were all amazing, service was great, food was excellent and the golf course magnificent.

Hopefully, next year they will host this event twice, I am already looking forward to another day of fun, golf and friends!!!!
