Aventura Real Estate Market – Que Sucede con los Luxury Condominios?

Quiero responder a varias preguntas que un vendedor suele hacerse en el momento de poner a la venta su condominio.
Con el acceso inmediato al Internet, lo primero que como vendedor uno suele hacer es mirar en internet y en sites como Zillow cuanto es el valor de “mi condo”. Y para ello, muchas veces miran los precios de los condos similares que se han vendido. Aqui es donde comenzamos a recabar informacion que en definitiva se nos va a jugar “en contra”.

Si quiero vender mi condo es importante ver la actividad actual (si actual no cuando yo lo compre) y mas importante es ver:
a. Cuantas unidades se vendieron en los ultimos 3-6 meses
b. A que precio se vendieron y, de ser posible, que circunstancias se vendieron dichas propiedades
c. Cuanto tiempo llevo venderlas
Con esa informacion puedo determinar cual es el precio de mercado de mi propiedad HOY y a partir de ella puedo desarrollar una estrategia de venta con mi Realtor basada en mis necesidades.
Cuales son mis necesidades? Principalmente, es una y se resume en mi “timing” el tiempo en que quiero venderla.
Veamos aqui que sucede en algunos de los edificios donde me especializo:

Como cerraron las unidades en comparacion con el Precio de lista en 2011 vs 2010?
En Bella Mare las unidades cerraron un promedio de 12.5 % vs 14% por debajo del precio de lista, respectivamente
En Peninsula I las unidades cerraron un promedio de 4.5% vs 7.5 % por debajo del precio de lista
En Peninsula II las unidades cerraron un promedio de 9% vs 5% por debajo del precio de lista.
En Porto Vita la unidades cerraron en promedio un 15.2% vs 17% por debajo del precio de lista.
Cuando trabajo con mis vendedores y compradores utilizo esta informacion y otras herramientas para llegar a una operacion exitosa.
Ahora, estos números les permitiran al menos tener una idea cierta de lo que esta sucediendo hoy en el mercado de los condominios de lujo sobre el agua en Aventura.
- Mayor precio por pie cuadrado que en 2010? Si
- Mas demanda?Si
- Mas poder de Negociacion? Si.
- Menor Inventario? Si.
- Mas estable? Si.

Aventura – Sunny Isles Real Estate Mid Year Luxury Market Report
What has happened to Aventura’s Luxury Condominiums over $750,000 during the First Quarter (Q1) of 2011?


One tasks I was requested to tackle after I joined ONE Sotheby’s International Realty was to compare what happened to the Aventura luxury condo market between 2008 – 2011. Although I already knew that this has been a great year, I did not realize how good it had been until I put together the information I am about to share with you. And I am sure that from here we can only go in one direction … forward (meaning more sales and a more stable market).
AVERAGE DAYS ON THE MARKET (DOM)
I am looking at the chart above and I am happy to see that the Average Days on the Market (DOM) for luxury Condominiums in the City of Aventura has gone down by 28%. This means that in the First Quarter of 2011 it took 140 days to sell a condominium in Aventura as compared to 194 days in the first quarter of 2008.
For this Blog I took into account the following condominiums:
Porto Vita
Peninsula
Bella Mare
Atlantic I, II and III
One Island Place
Hamptons South
SUPPLY AND DEMAND
There’s a similar behavior in the number of condos for Sale in Aventura. In the First Quarter of 2008 we had 481 condos for sale above $700,000 as compared to only 276 in the First Quarter of 2011.
And the numbers of sold condos doubled from 11 in Q1 of 2008 to 22 in Q1 of 2011.
Lately the Aventura Luxury Condominium market became a cash market with just a few conventional mortgages and some short sales and foreclosures every now and then but they were exceptional in this price range.
As of the date I am posting this blog the most expensive condominium for sale is the PH-01 at Porto Vita offered at $12,000,000 with its own private terrace and pool overlooking Golden Beach, the Intracoastal Waterways and the Ocean. It is evident that Porto Vita is the most expensive condominium in Aventura.
And the last reported sale was also in Porto Vita! The 3 bedroom 5 bath condominium on the 20th floor with 3374 sq.ft offered at $2,450,000.

Aventura and Sunny Isles Condo Blog – What’s happening in the Real Estate Market?
Waterfront Condo Foreclosures in Sunny Isles and Aventura
As we are entering the real estate “high season” in South Florida, I wanted to share with you what is happening in the waterfront market. Sales are up and some foreclosures, although not many, have hit the luxury waterfront market.
I recently sold Peninsula One , where I represented both the Bank (the Seller) and the Buyer. A luxury waterfront condominium in the heart of Aventura, Florida. This foreclosure sale went for $728,000 for a developer’s unit on the 30th floor. Marble floors, crown moldings and great views were some of the great appointments this unit offered. In less than 30 days I got it sold.
Now, let’s take a look at other waterfront condos for sale here in Aventura and Sunny Isles:
The Peninsula One, on 3201 NE 183rd St, is now offering a new REO or Foreclosure for $780,000. This is a 3 bedroom 3 bathroom condo on the 25th. floor. This is a beautiful unit completely finished, with dark wood closet interiors, stainless steel state of the art kitchen and the most amazing views of the Intracoastal waterway.
Ocean III in Sunny Isles, 18911 Collins Ave, has a great opportunity for sale.
This lanai level condo features 2864 square feet with all the amenities one can imagine, from tennis court, oceanfront pool, bar/restaurant, beach service and much more. This unit is offered by the BANK at $744,000 and it feels like a home for those who like to live almost at ocean level!!!
There’s other REO or foreclosures in the area including a Penthouse in Spiaggia in Surfside for $699,000 and Azure for $587,900 both luxury waterfront condominiums!
Also in Aventura, there’s another REO at Atlantic II at the Point, a luxury waterfront development that features a State of the Art Spa, clay tennis courts and waterfront courtyard homes.

and Aventura Marina, in Aventura; and Harbor House in Bal Harbour , are just some of the luxury waterfront condos available for sale in these towns.
