Sunny Isles and Bal Harbour Condos for Sale Real Estate Market Report
Why people from all over the world come to Miami?
Because of the beach, the sun, the fun, great weather all year round. Because it is easy to get here.
I guess that they come for these and other innumerable reasons. So, can we compare the real estate market in towns like Bal Harbour and Sunny Isles to other towns in the country or even in the State of Florida?
When I read the Real Estate Reports issued nationally I cannot understand how, these “specialists” come up with those numbers. Here in Sunny Isles or Bal Harbour the market behaves differently.
Distressed Condos in Bal Harbour and Sunny Isles Beach - All Price Ranges
The chart above represents all distressed properties in Sunny Isles and Bal Harbour. There are 315 condos for sale either under short sale or foreclosure in these towns. There are about 30 of them selling per month, and about 52 being pended on a monthly basis.
We came from 74 pended in April to 50 in June. Why? Because our season ends in June, and these figures make sense.
I have been marketing properties and servicing my clients in Sunny Isles and Bal Harbour for over 9 years now. Most of my clients come from out of town and they contact me on a daily basis concerned about the “double dip” recession, the falling of prices and the increase in foreclosures. And I am there to dissipate their doubts by providing them the real information and actual statistics.
So, as I tell many of my clients. Do not miss out on properties you like and want to buy because you take any information you read seriously. You’d better contact your local expert and find out from real sources what is going on in your real estate market.

These homes sold between $ 700,000 and $ 6,800,000 ; that is at an average of $ 413 per SF.
It took an average of 214 days to sell.
Current inventory is 67 homes for sale with prices ranging from$579,000 to $19,950,000
There were 7 Short Sales in the neighborhood; and 2 foreclosures (REOs)

Segun el MLX (El Multiple Listing, sistema de promocion, listado y mercadeo de propiedades que se utiliza en Florida), las ventas de condominios en la playa muestran los siguientes resultados.
Condominios de 1 dormitorio y 1 bath en el Corredor de Collins en la Zona de Sunny Isles Beach, Fl 33160
Ultimos 90 dias:
- Vendidos: 27 apartamentos
- Venta Pendiente: 50 apartamentos
- A la venta: 147 apartamentos
En cuanto tiempo se vendieron?
El 37% de los apartamentos se vendio en menos de 30 dias
Cuales se vendieron en menos de 30 dias? Los condos en Sunny Isles que se listaron por debajo del precio de mercado promedio de $350 el pie cuadrado.
Que nos dice esta informacion?
Que los vendedores buscan generar competencia entre los compradores al listar o reducir el precio de sus condominios por debajo del promedio de venta actual. Ademas, hoy los compradores que buscan una oportunidad, comienzan a ofertar y a negociar lo cual no sucedia tanto en los meses anteriores.
Los precios han tocado fondo? No lo sabemos. El mercado inmboliario o de bienes raices, es mas lento en marcar tendencias que la bolsa de acciones. Lo que sabemos es que los indices muestran mayor actividad, disminucion del inventario y un incremento de ventas pendientes.
Esto marca tendencia? Aun no pero da nuevos parametros interesantes para quienes quieren vender y comprar condos en Sunny Isles, Florida

Los Urbanizadores y Bancos finalmente bajaron los precios y pusieron sus propiedades a la venta a precios de compra en Miami 
Ahora con un promedio de reduccion entre el 40 % y el 60% los condominios en Miami estan pasando de manos. Los compradores finalmente decidieron aprovechar esta oportunidad. AVENTURA – SUNNY ISLES LUXURY CONDOMINIUMS – What is happening in this segment of the market?
Are there any real opportunities to buy luxury condos in Aventura or Sunny Isles at discounted prices?
For Aventura andSunny Isles Beach - between $1,000,000 and $1,500,0000 – there are 173 condos for sale, 7 pending sale and 17 condos were sold in the past 90 days.
The Average date in the market for these condos were 208 days.
The List / Sale Price Ratio indicates that Sellers are reducing their asking price between 8% to 15% of their asking price on average
The Market Action Index indicates that this remains a strong Buyer’s Market with great opportunities to choose from.
Again this week, in Sunny Isles and Aventura we have seen a downward notch for prices. Pricing has been weak for the past weeks. Demand level are relatively to the high inventory.

GREEN TAX INCENTIVES FOR CONSUMERS – Including our Aventura residents
There’s still time to take advantage of the many green tax incentives available to consumers.
There’s one month left in 2009 to take advantage of green tax incentives. From putting smarter windows in your house to installing a solar water heater, move quickly to get back a considerable percent of your investment.
Until December 31, 2009, you have plenty of time to take advantage of the green tax incentives available to consumers. While some of these tax credits or deductions have been available for several years, many were created as part of the American Recovery and Reinvestment Act.
The following types of energy-efficient products may be eligible for a 30 percent tax credit, up to $1,500: 
- Biomass stoves
- Advanced main air circulating fan
- Air source heat pump
- Central air conditioning
- Gas, propane, or oil hot water boiler
- Natural gas or propane furnace
- Oil furnace
- Home insulation
- Reflective roofing
- Non-solar water heaters
- Energy-efficient windows, doors and skylights
- Storm windows and doors
These products must be installed on an existing, primary residence. New construction projects as well as rental property upgrades will not qualify for the tax credit under this plan. Although 2009 is coming to a close, these tax credits are valid for projects completed through Dec. 31, 2010.
Real Estate News for Miami – New Housing Tax Credit
The National Association of Home Builders posted an excellent Question and Answer piece that explains all the details of the new housing tax credit.
This also applies to Aventura, Sunny Isles and other South Florida residents !
Be sure to take a few minutes to read about the new opportunities for an expanded group of eligible buyers. Perhaps you are amongst them. In order to receive the credit, Buyers of a Miami home or condo must have signed a contract by April 30, 2010 and they must close by June 30, 2010.
Property inventories are shrinking daily here in Aventura, Miami, Sunny Isles and other neighborhoods. Therefore, time is of the essence. Buyers will have fewer and fewer properties from which to choose over the months ahead.
