AVENTURA – SUNNY ISLES LUXURY CONDOMINIUMS – What is happening in this segment of the market?

Are there any real opportunities to buy luxury condos in Aventura or Sunny Isles at discounted prices?

AVENTURA - SUNNY ISLES

For Aventura  andSunny Isles Beach -  between $1,000,000 and $1,500,0000 – there are 173 condos for sale, 7 pending sale and 17 condos were sold in the past 90 days.

 The Average date in the market for these condos were 208 days.

The List / Sale Price Ratio  indicates that Sellers are reducing their asking price between 8% to 15% of their asking price on average

The Market Action Index indicates that this remains a strong Buyer’s Market with great opportunities to choose from.

Again this week, in Sunny Isles and Aventura we have seen a downward notch for prices. Pricing has been weak for the past weeks. Demand level are relatively to the high inventory.

GREEN TAX INCENTIVES FOR CONSUMERS – Including our Aventura residents

 There’s still time to take advantage of the many green tax incentives available to consumers.

There’s one month left in 2009  to take advantage of green tax incentives. From putting smarter windows in your house to installing a solar water heater, move quickly to get back a considerable percent of your investment.

Until December 31,  2009,  you have plenty of time to take advantage of the green tax incentives available to consumers. While some of these tax credits or deductions have been available for several years, many were created as part of the American Recovery and Reinvestment Act.

The following types of energy-efficient products may be eligible for a 30 percent tax credit, up to $1,500: cool_roof

  • Biomass stoves
  • Advanced main air circulating fan
  • Air source heat pump
  • Central air conditioning
  • Gas, propane, or oil hot water boiler
  • Natural gas or propane furnace
  • Oil furnace
  • Home insulation
  • Reflective roofing 
  • Non-solar water heaters
  • Energy-efficient windows, doors and skylights
  • Storm windows and doors 

These products must be installed on an existing, primary residence. New construction projects as well as rental property upgrades will not qualify for the tax credit under this plan. Although 2009 is coming to a close, these tax credits are valid for projects completed through Dec. 31, 2010.

Real Estate News for Miami – New Housing Tax Credit

The National Association of Home Builders posted an excellent Question and Answer piece  that explains all the details of the new housing tax credit.

Be sure to take a few minutes to read about the new opportunities for an expanded group of eligible buyers. Perhaps you are amongst them.  In order to receive the credit, Buyers of a Miami home or condo must have signed a contract by April 30, 2010 and they must close by June 30, 2010.

Property inventories are shrinking daily here in Aventura, Miami, Sunny Isles and other neighborhoods. Therefore, time is of the essence.  Buyers will have fewer and fewer properties from which to choose over the months ahead.

Please, take a look at the recent market report for Aventura.
  • Median Price in Aventura for this week is $360,000.
  • We continue to demonstrate a nice up-trend in general over the past weeks.

Top quartile / Most expensive 25% of properties  (above $749,000) has registered 8 sales.

Second quartile / Upper Middle/25% of properties  ($425,000) has registered 6 sales

 Third quartile / Lower Middle/25% of properties  ($290,000) has registered 9 sales

Fourth quartile / Least Expensive/25% of properties  ($159,000) has registered 13 sales

In terms of demand and supply the Aventura market is getting cooler, more supply is coming to market relative to the sales demand.

However in recent weeks sales have been moving higher.

With several months of  inventory available at the current sales rate, and since this is technically a Buyers’ Market,  buyers should find improved quality of  properties (newer and larger  condos and homes)  for sale in Aventura.

At this point Prices in Aventura for Condos for sale are in a plateau. Buyers looking for deals and opportunities in the Aventura market are now taking action and we see a more active market.

If the market action index begins to move up, we will see a shift towards a Seller’s market for the City of Aventura and a reduced number of condos for sale; although this may still take some time.

Local conditions are still int he Buyer’s market zone with a large inventory available of condos for sale in Aventura, Fl at the current sales rate.

Signos de Recuperacion en el mercado inmobilario de Miami Beach

Aumentan las ventas de propiedades, condos y casas en Miami, Miami Beach, Aventura, Sunny Isles y en otras ciudad del Sur de la Florida.

A pesar de que el periodismo sostiene que los precios continuaran disminuyendo en los proximos meses, el indice de ventas de condos en Miami Beach, Aventura, Sunny Isles marca un crecimiento en la cantidad de unidades vendidas.

El siguiente cuadro muestra las siguientes cifras para la ciudad de Sunny Isles Beach:

 El valor medio “median value” de un condo en Sunny Isles para este periodo es de $330,000

A pesar de que los precios bajaron en la ultima semana, en promedio podemos observar que se mantienen en $332 por pie cuadrado o $3,054 el metro cuadrado.

El indice de mercado de 12 indica que se mantiene firme como un mercado “comprador ” – “Buyers’ Market” -. Por encima de 30 se define como un mercado que favorece al vendedor.

Con un amplio inventario las condiciones se dan para que los compradores encuentren una amplia variedad de oportunidades.

Segun sus precio dividimos el mercado inmobiliario de Sunny Isles Beach en quartiles para comprender el comportamiento segun los diferentes segmentos de precio.

Esta semana hay 12 nuevas en el mercado, y 17 absorvidas (pueden haberse vendido, retirado del mercado o  alquilado). El tiempo promedio de venta es de 298 días.

Quartile 2: El precio medio es de $499.000 para condos en Sunny Isles con una media de 160 metros cuadrados. Esto significa aproximadamente $3.118 el metro cuadrado. Estos condos ofrecen 2 dormitorios y 2 baños y  tienen  de una antiguedad media de 35 años. Hay un inventario de 518  unidades. Quartile 4: El precio medio es de $124.900 para condos en Sunny Isles con una media de 89 metros cuadrados. Esto significa aproximadamente $1393 el metro cuadrado. Estos condos ofrecen 2 dormitorios y 2 baños y  tienen  de una antiguedad media de 37 años. Hay un inventario de 518  unidades. Miami-Dade County Residents – Insight on Property Taxes

Market data showed significant declines in property values which was the main concern for my Aventura, Sunny Isles Beach, Bal Harbour and Miami Beach customers. Increase in Property Taxes is a subject that regularly comes up when my  buyers analyze the tax implications of purchasing a new home or condo.

Thus, I reviewed and extracted some information I obtained from Miami-Dade Property Tax Appraiser webpage.

The appraiser has released the 2009 Preliminary Tax Roll on July 1st.

The decline in the 2009 Preliminary Tax Roll sets the stage for additional tax relief. 

The Tax Estimator is an interesting tool I found while skimming through this article. calc

He also explains the reasons why property taxes can increase from one year to next based on different considerations.

Also, there’s a Tax Estimator Worksheet, that you can access after reading the disclosures which is useful when considering purchasing another property in Florida.

Information on specific values and proposed taxes for each property will be made available when the Notice of Proposed Property Taxes, commonly referred to as the TRIM Notice, is mailed on August 24th.  I encourage you to review your Notice carefully and contact the Property Tax Appraiser’s Office at (786) 331-5321 with any questions you may have.
