Aventura Real Estate – Market Report for December 2011

This is my last report for the year 2011, and it is very encouraging to see that the following numbers coupled with the National news regarding housing and employment show signs of reactivation in the economy overall. It is positive to end 2011 with such a good note.

Market Report for Condominiums and Townhouses in Aventura, Florida 33180

Let’s take a look now at the Aventura condominium and townhomes numbers.

 

The Aventura Condominium Median Prices increased from $337,000 foot to almost $390,000. This is the result in part from an increase in demand,  reduced inventory of short sales and foreclosures, and an increase in condo sales.

As I mentioned in the earlier paragraph, there’s a drastic drop in condominum inventory from over 1025 residences for  sale in January 2011 to below 700 at the end of November 2011.

 

The Condominium Median Price for Aventura townhomes and condominiums increased  from below $232 per square foot to above $255 per square foot.  This fact is not surprising given the increased demand and sales activity recorded in the past months.

Que sabemos de las Escuelas Públicas en Miami y ciudades vecinas como Aventura, Sunny Isles, Bay Harbor y Bal Harbour?

Las Escuelas Publicas reciben ayuda financiera de fondos locales, estatales y federales. En la mayoría de los casos deben admitir a todos los estudiantes dentro de los límites de su distrito. Las Charter schools comenzaron a crearse a comienzos de los 90. Son autónomas “alternativas” iniciadas por padres, maestros, organizaciones publicas y companias. Se las considera de avanzada y por lo general confrontan las practicas estandarizadas y algunas veces se especializan en una área en particular como ser arte, tecnología o realizan un enfoque más tradicional a las materias centrales de estudio.

Algunas charter se concentran en alumnos “destacados” o con “necesidades especiales”. Por lo general las clases son más pequeñas en número y con atención más individualizada que las escuelas públicas convencionales.

So, let’s focus on the following charts and understand what the market is telling us:


The above paragraph shows the price behavior for the entire Hollywood zip code of 33019.

If we focus on Harbor Islands:

Townhomes

A year ago sales for townhomes averaged $207/ Sq.Ft.

In the past 90 days the average sale was $217/ Sq. Ft for townhomes in the island.

Single Family Homes

A year ago sales for single family averaged $280/ Sq.Ft.

In the past 90 days the average sale was $300/ Sq. Ft for townhomes in the island.

Inventory: What does this tell us?

Inventory is a critical marker, based on the amount of homes and town homes that are up for sale we can determine the price behavior. In both cases we see a reduction in the amount of homes or townhouses for sale, although it is more significat in the townhomes inventory.

Average Days on the Market

Townhomes:

A year ago it took an average of 298 days to sell a townhome in Harbor Islands

In the past 90 days the average Days on the Market for a townhome in the Island went down to 117 days.

Single Family Homes

A year ago it took an average of 277 days to sell a single family in Harbor Islands

In the past 90 days the average Days on the Market for a single family in the Island went down to 220 days.


Today overall, there’s 3 townhomes for sale and 16 single family homes for sale in Harbor Islands.

CONCLUSIONS:

I know you will tell me what you want. However it is just a matter of asking the right questions of the right people. The true professionals then deliver on those preferences.

And the market tells us that because the number of days a property remains on the market is shrinking, we will soon see  prices going up.
