So, let’s focus on the following charts and understand what the market is telling us:


The above paragraph shows the price behavior for the entire Hollywood zip code of 33019.

If we focus on Harbor Islands:

Townhomes

A year ago sales for townhomes averaged $207/ Sq.Ft.

In the past 90 days the average sale was $217/ Sq. Ft for townhomes in the island.

Single Family Homes

A year ago sales for single family averaged $280/ Sq.Ft.

In the past 90 days the average sale was $300/ Sq. Ft for townhomes in the island.

Inventory: What does this tell us?

Inventory is a critical marker, based on the amount of homes and town homes that are up for sale we can determine the price behavior. In both cases we see a reduction in the amount of homes or townhouses for sale, although it is more significat in the townhomes inventory.

Average Days on the Market

Townhomes:

A year ago it took an average of 298 days to sell a townhome in Harbor Islands

In the past 90 days the average Days on the Market for a townhome in the Island went down to 117 days.

Single Family Homes

A year ago it took an average of 277 days to sell a single family in Harbor Islands

In the past 90 days the average Days on the Market for a single family in the Island went down to 220 days.


Today overall, there’s 3 townhomes for sale and 16 single family homes for sale in Harbor Islands.

CONCLUSIONS:

I know you will tell me what you want. However it is just a matter of asking the right questions of the right people. The true professionals then deliver on those preferences.

And the market tells us that because the number of days a property remains on the market is shrinking, we will soon see  prices going up.
