Situación del mercado de condos a la venta en Aventura, Florida
Today I would like to share with you some technical terms that we use when we analyze the situation of the market:
Absorption Rate: I like this tool, it is very useful to help us understand the Aventura condo market. It is the time it takes to sell the current inventory at the present rate of sales. Absorption rate for The Point Condos: 3.92 p/month. This means that on average 4 listings are selling every month.
Tasa De Absorción – Es una herramienta muy util para saber cuantos condos se venden por mes.
Months Supply: is the number of properties available for sale in a 30-day period. A Buyer’s market is said to exist when inventory exceeds the 9 months’ supply. Currently there is 13 months supply of inventory at the Point.
Meses de Inventario – Es la cantidad de propiedades disponibles a la venta en un periodo de 30 dias. Cuando el inventario supera la oferta de 9 meses decimos que estamos en un Mercado Comprador. En el momento en The Point contamos con una oferta de 13 meses.
THIS WEEK
Inventory has been lightening lately and the Market Action Index has been trending up. Though days-on-market is increasing, these are mildly positive indications for the market. Home sales have been exceeding new inventory for several weeks. Since, this is a Buyer’s market, prices are not yet moving upwards as excess inventory is consumed.
El inventario de condominios en Aventura comienza a absorverse y el Indice de Ventas muestra signos de reactivacion. Estas marcan cambios levemente positivos para el mercado. Dado, que aún estamos en un mercado Comprador, los precios todavía no muestran signos de reactivación lo cual se verá cuando se absorvan las unidades a la venta.
