Do we really need to smell amonia and or clorox in our Aventura or Miami homes to consider them clean?
The truth is, once you get it out of your head that you need your house to smell like a freshly sterilized hospital room, you’ll find your best cleaning supplies right in your own pantry. Baking soda and vinegar will often work to clean just about anything, including toilet bowls, soap scum and kitchen sinks.

Que esta pasando en Miami Beach? Se venden los condominios? Bajaron los Precios?
Es cierto que los bancos cuentan aun con millones de condos en foreclosure que sacaran a la venta en los proximos años? Es cierto que los precios van a continuar bajando? Es cierto que todavia falta lo peor?
Como podemos saber la verdad? De donde provienen estos rumores? Estamos dando lugar a un nuevo mercado de especulación o de verdadera inversión? Estas compras y ofertas multiples de propiedades en foreclosure … Generaran empleos? Ayudarán a reactivar la economia?
Hay situaciones donde contar con mucha información es importante y hay otras donde la información - cuando proviene de rumores y no es fundamentada- se vuelve nociva.
Muchos compradores llegan a Miami afirmando que los bancos estan abarrotados de propiedades. En muchos paises de Latinoamerica, incluidos Mejico, Argentina, Peru, Colombia y Venezuela (para mencionar algunos), dicen que los bancos van a sacar al mercado millones de propiedades en los proximos dos años. Alguien podría compartir conmigo esa información y sus fuentes?
De donde surjen estos rumores? Es como las “corridas” de la bolsa. Ahora, me gustaría que alguien me pudiese dar fuentes, datos, informacion fidedigna. Creo que esta mentalidad nos lleva a la misma situación que originó esta crisis. Algo asi como el efecto domino de los rumores. Todos hablamos, opinamos y comentamos, muchas veces sin contar con la información correcta.
Los datos que tenemos en este mercado nos indican que el inventario de las propiedades a la venta continua disminuyendo mientras que el número de ventas sigue creciendo. Esta situacion va a ser permanente? Nadie lo sabe.
En mi opinion, aprender de los errores del pasado, es un signo de madurez. Actuar en el presente con los pies sobre la tierra, es un signo de madurez. Hablar del futuro del mercado de bienes raices en Miami, en base a rumores y aplicando filosofias ajenas a la realidad de Miami, es algo poco serio.

The State of the Aventura Market: Do we need that much information to purchase a home or condo?
Here, in South Florida, especially in the communities I serve – including Sunny Isles, Aventura, Bal Harbor, Bay Harbour, Miami Beach, Hollywood, Hallandale and Brickell – I find more often than not buyers and sellers overloaded with information

Buyers and Sellers spend too much time researching the Internet.
They go to Trulia, to Zillow, to Realtor.com and they now have in their hands thousands of words explaining them the State of the Market and what their homes should sell for. Or what price should they offer for a new condo.
Is this leading them towards the right decision?
If someone is not ready to buy or sell, he or she will always find a reason, even if it’s one the rest of us don’t think is a good one.
What is the real goal?
Isn’t the buyer looking for a home or a condo that will accomodate his or her needs. A home or a condo that will make him or her feel emotionally connected? I wonder if too much information distracts them from their real goal …
Isn’t the Seller looking to sell so he can move forward? How much information does he need? Sold Comps, Competitive Listings, Realtor’s Experience and Marketing Capability – to mention the most important ones
In my opinion an excelent combination would be enough data to make a smart decision, leaving space for our emotions to kick in at the right moment. Successful companies gather the information and base their decisions looking at their spreadsheets and listening to their hearts.
As always, I share the market information with my Sellers and Buyers for them to have an insight of what’s going on. And I suggest to them to ask themselves how they feel and to listen to their hearts at the time of making the decision to purchase or sell.
